This calculator has been created by the Cape Town Collective Ratepayers' Association to assist homeowners in estimating their Municipal bills with the new valuations.
The 2024/25 column uses GV2022 valuations with the 2024/25 rates and tariffs from the 2024/25 approved budget. No fixed sanitation charge or city-wide cleaning charge were applied in 2024/25.
The 2025/26 column uses GV2022 valuations with the approved 2025/26 budget rates and tariffs.
The 2026/27 column uses the new GV2025 valuations with the announced draft 2026/27 Rate-in-the-Rand (0.006428) and tariffs.
While every effort has been made to show correct calculations, they must be used as estimates and no rights can be derived from them. VAT is calculated at 15%.

☀️ SSEG Feed-in Credit
VAT: Residential property owners are not registered VAT vendors and therefore cannot charge VAT to the City when feeding electricity into the grid. The feed-in credit is applied excl. VAT.
Feed-in Incentive: The tariff shown includes the City's temporary 25c/kWh Feed-in Incentive (excl. VAT), which is added on top of the base residential SSEG feed-in tariff. This incentive is reviewed annually by Council and may change in future years.
AMI Admin Fee: All residential SSEG customers are required to have an Advanced Metering Infrastructure (AMI) meter installed. A small monthly administration fee applies.
